Agjencit\u00eb e pasurive t\u00eb patundshme pohuan se arsyet kryesore t\u00eb rritjes s\u00eb \u00e7mimeve jan\u00eb k\u00ebrkesa e lart\u00eb nga t\u00eb huajt dhe shtrenjtimi i materialeve t\u00eb nd\u00ebrtimit.<\/p>\n<p>N\u00eb resortet turistike, q\u00eb kan\u00eb nisur punimet k\u00ebt\u00eb vit, si n\u00eb Orikum t\u00eb Vlor\u00ebs apo Sarand\u00eb, \u00e7mimet e apartamenteve variojn\u00eb nga 2,500 deri n\u00eb 3,500 euro p\u00ebr met\u00ebr katror.<\/p>\n<p>Rritje t\u00eb lart\u00eb ka edhe p\u00ebr \u00e7mimet e vilave. Vilat elitare n\u00eb bregdet po shiten me \u00e7mimin e 1,6 mln eurove, 33% m\u00eb shum\u00eb se vjet.<\/p>\n<p>Shtrenjtohet Durr\u00ebsi, Golemi dhe Qerreti 15%; Me \u00e7mim ekonomik, vet\u00ebm nd\u00ebrtimet e para 15 viteve.<\/p>\n<p>Edhe k\u00ebt\u00eb vit, \u00e7mimet e apartamenteve n\u00eb zonat bregdetare t\u00eb Durr\u00ebsit kan\u00eb vijuar tendenc\u00ebn e rritjes.<\/p>\n<p>Shtrenjtimi m\u00eb i lart\u00eb \u00ebsht\u00eb p\u00ebr pronat n\u00eb vij\u00ebn e par\u00eb t\u00eb nd\u00ebrtimit, q\u00eb kan\u00eb arritur nivelin maksimal prej 1,500 euro\/m\u00b2 nga 1,300 euro q\u00eb u shit\u00ebn vjet (rritja 15%).<\/p>\n<p>N\u00eb vitin 2021, maksimumi i \u00e7mimit p\u00ebr nd\u00ebrtimet e vij\u00ebs s\u00eb par\u00eb p.sh., n\u00eb zon\u00ebn e Shk\u00ebmbit t\u00eb Kavaj\u00ebs arrinte deri n\u00eb 750 euro.<\/p>\n<p>Arian Gjuzi, broker i agjencis\u00eb imobiliare \u201cCentury 21 EON\u201d n\u00eb Durr\u00ebs n\u00ebnvizoi p\u00ebr \u201cMonitor\u201d se \u00e7mimet n\u00eb vij\u00ebn e par\u00eb bregdetare t\u00eb zonave si: Durr\u00ebs, Plazh, Golem, Shk\u00ebmbi i Kavaj\u00ebs dhe Qerret jan\u00eb rritur 100 deri n\u00eb 200 euro.<\/p>\n<p>Z.Gjuzi shton se rritja \u00ebsht\u00eb ndikuar nga k\u00ebrkesa e lart\u00eb p\u00ebr k\u00ebto prona dhe oferta e ul\u00ebt. Sipas tij, pronat po blihen kryesisht nga \u00e7ek\u00ebt, polak\u00ebt apo shqiptar\u00ebt e diaspor\u00ebs, me q\u00ebllim investimi dh\u00ebnie me qira.<\/p>\n<p>\u201cVjet, \u00e7mimi maksimal p\u00ebr nd\u00ebrtimet e reja me pamje nga deti n\u00eb vij\u00ebn bregdetare t\u00eb Durr\u00ebsit dhe Qerretit arrinte deri n\u00eb 1,300 euro\/m\u00b2, k\u00ebt\u00eb vit \u00ebsht\u00eb 1,500 euro\/m\u00b2.<\/p>\n<p>Shumica e bler\u00ebsve, kryesisht t\u00eb huajt dhe nga diaspora, k\u00ebrkojn\u00eb gjithmon\u00eb prona n\u00eb vij\u00eb t\u00eb par\u00eb. Nd\u00ebrtimet e reja n\u00eb vij\u00eb t\u00eb par\u00eb jan\u00eb t\u00eb pakta. P\u00ebr k\u00ebt\u00eb arsye, \u00e7mimet jan\u00eb rritur\u201d.<\/p>\n<p>P\u00ebrfaq\u00ebsuesi i agjencis\u00eb s\u00eb pasurive t\u00eb patundshme, \u201cCentury 21 EON\u201d, shton se n\u00eb Durr\u00ebs ka ende prona me \u00e7mime ekonomike, t\u00eb cilat preferohen m\u00eb shum\u00eb nga vendasit.<\/p>\n<p>\u201cApartamentet e nd\u00ebrtimeve t\u00eb 10 apo 15 viteve m\u00eb par\u00eb n\u00eb Golem po shiten me \u00e7mime ekonomike 600-650 euro\/m\u00b2, q\u00eb parap\u00eblqehen nga vendasit. Nd\u00ebrsa nd\u00ebrtimet e reja n\u00eb Golem k\u00ebt\u00eb vit, q\u00eb shtrihen n\u00eb vij\u00ebn e fundit, jan\u00eb me \u00e7mim 800 \u2013 850 euro\/m\u00b2\u201d.<\/p>\n<p>Po kush po blen n\u00eb bregdetin e Durr\u00ebsit? Arian Gjuzi pohon se krahasuar me vjet, k\u00ebrkesa p\u00ebr prenotim blerjesh nga \u00e7ek\u00ebt dhe polak\u00ebt q\u00eb dominuan tregun \u00ebsht\u00eb n\u00eb r\u00ebnie mbi 50%.<\/p>\n<p>Sipas tij, kjo ka ndodhur prej pasiguris\u00eb s\u00eb shpenzimeve p\u00ebr shkak t\u00eb luft\u00ebs Rusi-Ukrain\u00eb. K\u00ebrkesa p\u00ebr apartamente kryesohet m\u00eb pas nga shtetasit nga diaspora, Maqedonia e Veriut dhe Kosova. Nd\u00ebrsa nga vendasit, k\u00ebrkesa \u00ebsht\u00eb e p\u00ebrqendruar vet\u00ebm te banor\u00ebt e kryeqytetit, bler\u00ebsit nga rrethet jan\u00eb t\u00eb pap\u00ebrfillsh\u00ebm.<\/p>\n<p>\u201cT\u00eb huajt po blejn\u00eb apartamente me q\u00ebllim investimi, p\u00ebr dh\u00ebnie me qira n\u00ebp\u00ebrmjet platformave nd\u00ebrkomb\u00ebtare. Kjo po ndodh edhe me investimet e emigrant\u00ebve t\u00eb Zvicr\u00ebs, diaspor\u00ebs apo t\u00eb rajonit.<\/p>\n<p>Nd\u00ebrsa k\u00ebrkesa nga vendasit \u00ebsht\u00eb shum\u00eb e ul\u00ebt, p\u00ebr shkak t\u00eb \u00e7mimit t\u00eb lart\u00eb. Niveli 1,500 euro p\u00ebr met\u00ebr katror n\u00eb vij\u00ebn e par\u00eb t\u00eb nd\u00ebrtimit \u00ebsht\u00eb nj\u00eb \u00e7mim i pap\u00ebrballuesh\u00ebm p\u00ebr shqiptar\u00ebt\u201d, thekson z. Gjuzi.<\/p>\n<p>Agjencit\u00eb e pasurive t\u00eb patundshme pohojn\u00eb se \u00e7mimet n\u00eb bregdetin e Durr\u00ebsit kan\u00eb arritur pikun dy vitet e fundit dhe nuk parashikohet m\u00eb rritje.<\/p>\n<p>Ekspert\u00eb t\u00eb tregut shtuan se k\u00ebrkesa nga t\u00eb huajt ka rritur \u00e7mimin n\u00eb Durr\u00ebs. Edhe shum\u00eb apartamente sipas konstatimeve t\u00eb agjencive real state n\u00eb vitet 2019-2021 u blen\u00eb nga agjencit\u00eb polake dhe \u00e7eke me \u00e7mim 500 euro\/m\u00b2 dhe u rishit\u00ebn te shtetasit e huaj me \u00e7mim 750 euro\/m\u00b2.<\/p>\n<p>Agjencit\u00eb imobilare e konsiderojn\u00eb k\u00ebt\u00eb nj\u00eb faktor q\u00eb ka nxitur rritjen e \u00e7mimeve t\u00eb pronar\u00ebt e tjer\u00eb q\u00eb rishisnin apartamentet.<\/p>\n<p>Kush po blen n\u00eb Durr\u00ebsT\u00eb huajt po blejn\u00eb apartamente me q\u00ebllim investimi, p\u00ebr dh\u00ebnie me qira n\u00ebp\u00ebrmjet platformave nd\u00ebrkomb\u00ebtare. Kjo po ndodh edhe me investimet e emigrant\u00ebve t\u00eb Zvicr\u00ebs, diaspor\u00ebs apo t\u00eb rajonit. Nd\u00ebrsa k\u00ebrkesa nga vendasit \u00ebsht\u00eb shum\u00eb e ul\u00ebt, p\u00ebr shkak t\u00eb \u00e7mimit t\u00eb lart\u00eb. Niveli 1,500 euro p\u00ebr met\u00ebr katror n\u00eb vij\u00ebn e par\u00eb t\u00eb nd\u00ebrtimit \u00ebsht\u00eb nj\u00eb \u00e7mim i pap\u00ebrballuesh\u00ebm p\u00ebr shqiptar\u00ebt<\/p>\n<p>Rriten \u00e7mimet e apartamenteve n\u00eb Durr\u00ebs Yacht &#038; Marina<\/p>\n<p>Edhe pse pronat n\u00eb projektin e ri \u201cDurr\u00ebs Yacht &#038; Marina\u201d, q\u00eb pritet t\u00eb zhvillohet po shiten n\u00eb aj\u00ebr, kjo nuk i ka penguar investitor\u00ebt t\u00eb rrisin \u00e7mimet e apartamenteve.<\/p>\n<p>Sipas zyr\u00ebs s\u00eb shitjes t\u00eb kontaktuar nga \u201cMonitor\u201d, \u00e7mimet e apartamenteve p\u00ebr nd\u00ebrtimin e tret\u00eb 9-kat\u00ebsh nisin nga 1,650 deri n\u00eb 2,800 euro\/m\u00b2.<\/p>\n<p>Sipas planit t\u00eb biznesit t\u00eb projektit, t\u00eb publikuar m\u00eb her\u00ebt, \u00e7mimet e shitjes varionin midis 1,500-2,000 euro\/m\u00b2 (10 deri 40% rritje).<\/p>\n<p>Agjent\u00ebt e shitjes s\u00eb Durr\u00ebs Yacht &#038; Marina than\u00eb se tashm\u00eb kan\u00eb p\u00ebrfunduar prenotimet e shitjes p\u00ebr dy godinat e para t\u00eb apartamenteve, nd\u00ebrsa projekti p\u00ebr godin\u00ebn e re parashikohet t\u00eb prezantohet n\u00eb fund t\u00eb muajit mars.<\/p>\n<p>Shitjet e apartamenteve nga kompania \u201cEagle Hills Real Estate Development\u201d nis\u00ebn m\u00eb 8 dhjetor, n\u00ebp\u00ebrmjet kontratave \u201cMarr\u00ebveshja p\u00ebr prenotimin e interesit\u201d q\u00eb u dhan\u00eb bler\u00ebsve.<\/p>\n<p>Marr\u00ebveshja parashikonte kryerjen e pagesave me k\u00ebste p\u00ebr blerjen e apartamentit.<\/p>\n<p>Konkretisht, 40% e vler\u00ebs s\u00eb apartamentit e ndar\u00eb n\u00eb 3 k\u00ebste do t\u00eb paguhet para marrjes s\u00eb lejes s\u00eb nd\u00ebrtimit, si: 20% e \u00e7mimit t\u00eb blerjes t\u00eb paguhet brenda 5 dit\u00ebve nga n\u00ebnshkrimi i Marr\u00ebveshjes Paraprake t\u00eb Shitjes; 10% e \u00e7mimit t\u00eb blerjes t\u00eb paguhet jo m\u00eb von\u00eb se 3 (tre) muaj nga data e lejes s\u00eb nd\u00ebrtimit dhe 10% e \u00e7mimit t\u00eb blerjes t\u00eb paguhet jo m\u00eb von\u00eb se 6 muaj nga data e lejes s\u00eb nd\u00ebrtimit.<\/p>\n<p>Pjesa tjet\u00ebr e vler\u00ebs s\u00eb apartamentit do t\u00eb paguhet, sipas skem\u00ebs: 15% e vler\u00ebs para ose pas p\u00ebrfundimit t\u00eb struktur\u00ebs, 20% t\u00eb \u00e7mimit do t\u00eb paguhet para ose pas vendosjes s\u00eb xhamave dhe 5% e \u00e7mimit t\u00eb blerjes t\u00eb paguhet brenda 5 dit\u00ebve nga data e n\u00ebnshkrimit t\u00eb kontrat\u00ebs s\u00eb shitjes p\u00ebr transferimin e titullit t\u00eb pron\u00ebsis\u00eb s\u00eb pron\u00ebs.<\/p>\n<p>\u201cDurr\u00ebs Yachts &#038; Marina\u201d \u00ebsht\u00eb nj\u00eb shoq\u00ebri e p\u00ebrbashk\u00ebt mes qeveris\u00eb shqiptare (33% p\u00ebrmes Albanian Seaports Development Company) dhe dy shoq\u00ebrive nga Emiratet e Bashkuara (Eagle Hills Real Estate Development, sh.a., dhe Nshmi Development L.L.C\u201d, me 67% s\u00eb bashku) dhe po zbaton projektin me status strategjik \u201cMarina &#038; Jahtet e Durr\u00ebsit\u201d.<\/p>\n<p>Projekti \u201cDurr\u00ebs Yacht &#038; Marina\u201d ka marr\u00eb statusin strategjik, pas t\u00eb cilit shteti shqiptar u b\u00eb bashkaksioner, pasi n\u00eb dispozicion t\u00eb projektit u vun\u00eb 80 hektar\u00eb tok\u00eb shtet\u00ebrore. Kompania ka p\u00ebrfituar leht\u00ebsi t\u00eb shumta si investitore, si p\u00ebrjashtimi nga taksa e infrastruktur\u00ebs n\u00eb nd\u00ebrtim (4% e vler\u00ebs s\u00eb shitjes dhe taksa e strehimit prej 3%).<\/p>\n<p>Gjithsej, parashikohet nd\u00ebrtimi i gati 13 mij\u00eb apartamenteve (4 mij\u00eb n\u00eb faz\u00ebn e par\u00eb dhe rreth 8,600 n\u00eb faz\u00ebn e dyt\u00eb), nd\u00ebrsa do t\u00eb ket\u00eb vet\u00ebm pak hotele me m\u00eb shum\u00eb se 850 dhoma.<\/p>\n<p>Parashikohen vet\u00ebm 280 vende p\u00ebr jahte. 93% e sip\u00ebrfaqes s\u00eb nd\u00ebrtimit t\u00eb parashikuar do t\u00eb jet\u00eb rezidenciale dhe 3.5% p\u00ebrkat\u00ebsisht do t\u00eb jen\u00eb hotele dhe sip\u00ebrfaqe tregtare.<\/p>\n<p>Investimi i parashikuar n\u00eb faz\u00ebn e par\u00eb \u00ebsht\u00eb 595 milion\u00eb euro. Por, kompanive investitore u k\u00ebrkohet q\u00eb t\u00eb mbajn\u00eb n\u00eb llogarit\u00eb e tyre nj\u00eb shum\u00eb q\u00eb korrespondon me tridhjet\u00eb p\u00ebr qind (30%) t\u00eb financimit t\u00eb nevojsh\u00ebm p\u00ebr zhvillimin e sheshit t\u00eb faz\u00ebs 1, pra rreth 180 milion\u00eb euro, nd\u00ebrsa mund t\u00eb grumbullojn\u00eb t\u00eb ardhura nga shitjet, apo t\u00eb p\u00ebrfshijn\u00eb bashk\u00ebfinancues t\u00eb tjer\u00eb.<\/p>\n<p>N\u00eb Lungomare, k\u00ebrkesa e lart\u00eb shtrenjton apartamentet deri 60%<\/p>\n<p>K\u00ebt\u00eb vit, rritje t\u00eb lart\u00eb t\u00eb \u00e7mimeve t\u00eb apartamenteve ka edhe p\u00ebr nd\u00ebrtimet e reja n\u00eb Vlor\u00eb.<\/p>\n<p>N\u00eb zon\u00ebn e Lungomares, n\u00eb vij\u00ebn e par\u00eb t\u00eb nd\u00ebrtimit, \u00e7mimet maksimale t\u00eb apartamenteve kan\u00eb arritur 2,700-2,800 euro\/m\u00b2 sipas t\u00eb dh\u00ebnave t\u00eb agjencis\u00eb imobiliare \u201cAlbania Property Group\u201d.<\/p>\n<p>B\u00ebhet fjal\u00eb p\u00ebr nd\u00ebrtime q\u00eb jan\u00eb n\u00eb faz\u00ebn e par\u00eb t\u00eb zhvillimit. K\u00ebt\u00eb vit, n\u00eb vij\u00ebn e par\u00eb t\u00eb nd\u00ebrtimit n\u00eb Lungomare, por p\u00ebr apartamente jo me pamje nga deti, \u00e7mimet variojn\u00eb nga 1,200 deri 1,300 euro\/m\u00b2.<\/p>\n<p>Nd\u00ebrsa vitin e kaluar, apartamentet n\u00eb vij\u00ebn e par\u00eb t\u00eb k\u00ebsaj zone varionin nga 1,700 deri 1,800 euro\/m\u00b2 (\u00e7mimet e vitit t\u00eb kaluar jan\u00eb dh\u00ebn\u00eb nga tjet\u00ebr agjenci imobiliare. Rritja 55 deri n\u00eb 58%).<\/p>\n<p>Agjencit\u00eb e pasurive t\u00eb patundshme pohojn\u00eb se arsyeja kryesore e rritjes s\u00eb lart\u00eb t\u00eb \u00e7mimeve n\u00eb Lungomare \u00ebsht\u00eb k\u00ebrkesa e fort\u00eb dhe oferta shum\u00eb e ul\u00ebt.<\/p>\n<p>Tendenca e lart\u00eb e \u00e7mimeve p\u00ebr prona n\u00eb vij\u00ebn e par\u00eb t\u00eb nd\u00ebrtimeve n\u00eb Lungomare \u00ebsht\u00eb parashikuar edhe vjet nga agjent\u00ebt e shitjeve, p\u00ebr shkak t\u00eb k\u00ebrkes\u00eb-ofert\u00ebs.<\/p>\n<p>Edhe k\u00ebt\u00eb vit, k\u00ebrkesa p\u00ebr prona n\u00eb k\u00ebt\u00eb zon\u00eb kryesohet nga t\u00eb huajt p\u00ebr sht\u00ebpi pushimi, kurse vendasit kan\u00eb rritur k\u00ebrkes\u00ebn e blerjes me q\u00ebllim dh\u00ebnien me qira.<\/p>\n<p>Mungesa prej vitesh e nd\u00ebrtimeve n\u00eb zon\u00ebn e Radhim\u00ebs n\u00eb Vlor\u00eb, k\u00ebt\u00eb vit ka sjell\u00eb fluks s\u00eb k\u00ebrkes\u00ebs p\u00ebr nd\u00ebrtimet e reja. N\u00eb zonat e reja rezidenciale t\u00eb Radhim\u00ebs, nd\u00ebrtuesit po i shesin apartamentet me \u00e7mime q\u00eb nisin nga 1,400 \u2013 1,500 euro\/m\u00b2.<\/p>\n<p>Fluturon Vlora!N\u00eb zon\u00ebn e Lungomares, n\u00eb vij\u00ebn e par\u00eb t\u00eb nd\u00ebrtimit, \u00e7mimet maksimale t\u00eb apartamenteve kan\u00eb arritur 2,700-2,800 euro\/m\u00b2. B\u00ebhet fjal\u00eb p\u00ebr nd\u00ebrtime q\u00eb jan\u00eb n\u00eb faz\u00ebn e par\u00eb t\u00eb zhvillimit. K\u00ebt\u00eb vit, n\u00eb vij\u00ebn e par\u00eb t\u00eb nd\u00ebrtimit n\u00eb Lungomare, por p\u00ebr apartamente jo me pamje nga deti, \u00e7mimet variojn\u00eb nga 1,200 deri 1,300 euro\/m\u00b2.<\/p>\n<p>T\u00eb huajt q\u00eb punojn\u00eb blejn\u00eb sht\u00ebpi n\u00eb Sarand\u00eb, \u00e7mimet rriten 40%<\/p>\n<p>N\u00eb Sarand\u00eb vazhdon rritja e \u00e7mimeve t\u00eb pronave. Vitin e shkuar, \u00e7mimi minimal p\u00ebr apartamentet e reja sipas agjencive mobiliare varionte nga 1,200 deri 1,300 euro\/m\u00b2, nd\u00ebrsa \u00e7mimi maksimal arrinte deri n\u00eb 1,800 euro.<\/p>\n<p>N\u00eb vitin 2023, apartamentet e banimit n\u00eb zonat e reja rezidenciale po shiten me \u00e7mim mbi 1,500 deri 2,500 euro\/m\u00b2. Nd\u00ebrsa \u00e7mimet e pronave buz\u00eb detit, specifike p\u00ebr verand\u00ebn me sip\u00ebrfaqe t\u00eb madhe apo suita rezidenciale vijojn\u00eb t\u00eb shiten 3,000 \u2013 3,500 euro\/m\u00b2.<\/p>\n<p>Eron \u00c7umani, administratori i agjencis\u00eb \u201cInvestment Property Sarand\u00eb\u201d, thekson se krahasuar me vjet, \u00e7mimet e apartamenteve n\u00eb Sarand\u00eb jan\u00eb shtrenjtuar me 40%. Arsye e rritjes t\u00eb \u00e7mimeve \u00ebsht\u00eb k\u00ebrkesa e shtuar nga t\u00eb huajt, por edhe shtrenjtimi i kostove t\u00eb nd\u00ebrtuesve nga l\u00ebnd\u00ebt t\u00eb para.<\/p>\n<p>\u201cN\u00eb Sarand\u00eb, \u00e7mimet e apartamenteve n\u00eb nd\u00ebrtimet e reja variojn\u00eb mbi 1,500 euro, nga 1,200 \u2013 1,300 euro\/m\u00b2 q\u00eb u shit\u00ebn vjet.<\/p>\n<p>\u00c7mimet maksimale jan\u00eb nga 1,500-2500 euro\/m\u00b2. Nd\u00ebrsa p\u00ebr disa prona me pozicion t\u00eb favorsh\u00ebm pran\u00eb detit, me verand\u00eb, pra suita, \u00e7mimet variojn\u00eb 3,000 \u2013 3,500 euro\/m\u00b2.<\/p>\n<p>Mesatarisht, rritja e \u00e7mimeve k\u00ebt\u00eb vit \u00ebsht\u00eb 35 \u2013 40%.
